BIBA ELEMENTARY SCHOOL RENOVATION
INTERNATIONAL EDUCATIONAL
HEADQUARTERS PARK
Located in Houshayu, Shunyi District, Beijing, this project envisions a "Beijing International Education Headquarters Base." Moving beyond traditional suburban office typologies, the master plan adopts the "Cultural District" model driven by the economic principle of "Synergy." The design integrates education, innovation, commerce, and living into a cohesive ecosystem where the aggregate value exceeds the sum of individual functions.

Urban Strategy: The Four Movements Drawing inspiration from the rational grid of Palo Alto, the plan is structured as a "Symphony of Four Movements":
1. Central Education District (Sonata): Featuring ecological Grade-A office towers designed as floating "jewel boxes" to create a high-density, active core.
2. Headquarters Garden District (Variations): A low-density zone with detached office villas. The architectural massing mimics "piano keys" to ensure privacy ("One building, one world") while integrating private courtyards.
3. Green Living Space (Scherzo): Hotel-style apartments rotated at 12 degrees to maximize views, supported by a lifestyle-oriented commercial podium.
4. International Education Theme Plaza (Rondo): The urban gateway featuring a Children's Museum (stacked box typology) and a sunken IMAX cinema, serving as a regional cultural landmark.
Public Space & Flexibility A central sunken commercial street serves as the spine, connecting all zones and integrating underground spaces into a unified pedestrian network, while vehicle traffic is relegated to a comprehensive two-level underground grid. A key feature of the design is its market adaptability: spaces are engineered for flexibility, allowing offices to convert into retail or residential units based on economic fluctuations, ensuring the project's long-term vitality and resilience. Sustainable strategies target LEED NC certification, embodying a future-oriented environment for lifelong learning.
